Booking Terms

Paying for your stay

There are two ways to book, and they settle differently. Booking online through the calendar settles the full amount, handled by our reservation system Smoobu — you can pay by card, bank transfer, SEPA direct debit or Klarna, and card payments are processed by Stripe, so your card details never reach us. If you would rather book by email, we take a 30% deposit to confirm the dates and the balance four weeks before you arrive.

Cancellation

Cancellations made more than eight weeks before arrival are refunded less a 10% handling fee. Inside eight weeks we refund only if we manage to re-let the dates. We recommend travel insurance — it is the cheapest protection against the things neither of us can control.

Rates, minimum stays and what is not included

Rates start from €180 a night and vary by season; the calendar shows the real price for your dates. Minimum stay is three nights, rising to four or five over peak summer dates — again, the calendar shows the minimum that applies. The quoted rate does not include Greece's national Climate Crisis Resilience Fee (€15 a night April–October, €4 a night November–March), which is set by law and collected separately at check-out.

Arrival and departure

Check-in is between 15:00 and 23:30, and check-out is by 11:30. Please tell us your expected arrival time in advance so one of us can meet you and hand over in person.

House rules

Each villa sleeps up to five. Children of any age are welcome, and pets are welcome on request — both at no extra charge, as are cots and extra beds. Smoking is not permitted indoors. The villas are private homes and do not host parties or events.
